When purchasing a home instead of hiring a home inspector through the referral of your realtor for $500.00 + call me.

I will come and perform a free furnace inspection to make sure the furnace is safe and operating properly.

How does this help.?

You will have the POWER to negotiate a better price on the home if the inspection fails and IF the furnace requires repairs, replacement or just cleaning and regular maintenance. 

As well as saving $$hundreds on the out of pocket expense of hiring an unqualified inspector who will miss important factors on a inspection.....especially on an older appliance. 

PROPER INSPECTIONS OF FURNACES

Its called Furnace , vent and duct cleaning.

Ask yourself ALL these questions and then ask the technician ....or EVEN BETTER....watch him do the work ONCE you have hired a company to do the work. 

Was the furnace actually cleaned???

Was it pulled apart down to its very skeleton ?? 
FOR PROPER CLEANING AND INSPECTION THIS IS A MUST. 

The Blower pulled for fan blade cleaning,
The motor checked/ cleaned and oiled when required? 

The combustion chamber checked, flames sensor cleaned, igniter checked, burners cleaned???

Inner blower compartment wiped down and cleaned with a proper cleaner?/

Air leaks sealed and or identified???

Lights used?? If they cant see it they cannot clean it. 

More than 90 minutes is required ....How long were they there performing the actual service??

ALL OF THE ABOVE ARE REQUIRED ....NOT JUST SOME...ALL!!

Don't know the answers to any of these questions???

This is a topic that never gets the attention it should...so lets discuss it.

 There are many types of filters out there but only a few that should actually get used and why.

But before we go further ....remember ALL filters require MONTHLY MAINTENANCE...regardless of what you have been told or believed before reading this....Filters also stay  cleaner longer with CLEAN AIR DUCTS. 

FILTER TYPES 
Fiberglass media (often referred to as the disposable)
Pleated filters (brand names such as 3M or FILTRETE
Permanent Filters.....(washable, cleanable)
Box Filters ( 3 to 5 inches thick)
Electronic Air Cleaners
Electrostatic Filters
H R V 
UV lights

Filter maintenance, Filter Expense , and availability are the main reasons why people choose the filters they use.
I have for the past 20 years paid close attention to all stores and the kind of filters they stock and this is what I see. 

100% of stores carry 3M PLEATED filters ....they are NOT cheap and have replaced the FIBERGLASS media (disposable filter).
 ....HERE'S the thing......
You pay $ more at the store and then take the filter home and put it in your furnace and WOWNow your GAS and ELECTRIC bills jump15-20%WHY???

You just put a filter into your furnace that is twice as THICK and wasnt designed for your furnace....it now takes twice as long to heat your house which is why your energy bills (gas and electricity) JUMPED that 15-20%.

Yeah ....but Keith .....the packaging says it filters out pollen, fairy dust, mites, pet dander, mind control radio waves, and BEST OF ALL only needs changing every 3 months ...so ONLY 4 TIMES A YEAR....

Yep ....4 times a year and as the filter gets thicker than it already is your furnace is now working 2-3 times harder.....and now that 15-20% higher bill is gong to creep up as high as 35-50% AND your furnace will BREAK DOWN!

SO your'e a LANDLORD...here is what I have seen

You own a few properties and have some good tenants.

You have also had some bad tenants.

I have seen allot of bad tenants in my over 20 years in the service industry. I have to say one thing about that.

All the bad stuff was preventable.

Lets start with the furnace. The furnace is the most forgotten about appliance in a rental.

Every rental I have ever walked into has one or more of the following Issues.

1/ Cat litter box directly in front of the furnace.

This is disgusting...and i will tell you why. Whenever the cat is in the litter-box while the furnace is running all the dust from the box is getting sucked into the furnace and re distributing it all throughout the entire house. 
The damage doesn't end there ....the litter then gets baked on to the furnace during heat cycles. The litter dust then works its way into all the mechanical working components on the furnace such as the ignitors and the flames sensor.....shortening the lifespan of each component by 50%.

Next the direct drive or belt drive motors, the inducer motor and on and on.

2/ ZERO Supply of new filters for the next month. 

Landlords ...listen up...if you write into the lease agreement of your rental that furnace maintenance is entirely the tenants responsibility AND you supply them with a years worth of filters ...you WIN.

Filters and monthly filter maintenance can reduce the cost of gas and electricity by as much as 30-40% and reduce the need for costly repair by 100%.

This is especially important if you included the utilities into the cost of the rental.....  now your paying for the tenants negligence.
IF NOT...then the tenants are on the hook for a higher bill if they don't care about the maintenance of the furnace filter.

Don't make it a choice.
Make it mandatory.
Give them no excuses ...by supplying the filters and telling them that you will be checking on occasion you will avoid allot of problems.

Doing this keeps the house, carpets, walls , ceilings  cleaner.

The Furnace will perform better and last longer...don't forget its the MOST expensive appliance in the house.

Indoor air quality also keeps everyone less susceptible to upper respiratory illnesses.

Indoor air quality, clean air can also be achieved by yearly furnace, vent and duct cleaning. 

3/ Dryer vents ....cleaning the dryer vent in a rental will prevent fires, premature dryer malfunction, insurance claims.

People always forget to clean the dryer vent yearly and the lint trap between loads. Get the dryer vent cleaning done at the same time as the furnace service each year and prevent issues.
